Hi, it’s Lester Neal from PropM, and today I want to talk to you about inspections. I’m explaining why PropM does six-month inspections and why every Portland property manager should do them.
As a tenant, I love the six-month inspection.
For starters, it’s a good reminder for me to clean the place up. And, it also shows me that everything is being checked out. I can be sure I’m living in a property that is safe and functional and working the way it should.
What is Inspected in a Portland Rental Property?
Our inspectors here at PropM check smoke detectors and carbon monoxide detectors. They look for leaky pipes and they take a quick look at all the systems so you’ll know that everything is good at your property. If an owner is supposed to have someone come out and do landscaping regularly, the property manager can make sure that the landscaping is actually happening and money isn’t being wasted.
So, as a tenant, I like having the inspectors come and take a look at the property. It means I have less to worry about and I don’t have to do anything myself. It’s a convenience.
Conducting Your Own Portland Rental Inspection
But, if for whatever reason you’re a tenant and you don’t want the inspector to come and do the inspection, we totally understand.
Here’s what happens at PropM. We will end you a written notice that says hey, your six-month inspection is due.
If you don’t want someone to come out to the property while you’re there, that’s totally fine, but you’ll have to do it yourself.
Completing the inspection on your own is actually pretty easy. There’s a checklist that we provide to you, and you’ll fill it out completely so we know you’ve taken a look at everything that needs inspecting. Then, we ask you to take some photos so we can be sure that things aren’t leaking and systems are working and everything is good.
Once you’re done completing the checklist and taking the pictures, you simply email that full inspection report to us at PropM. It’s quick and fast if you want to do it yourself.
With the inspector coming to your house, it takes about 10 to 15 minutes max for the inspector to finish walking through the house and taking pictures. It probably takes the same amount of your own time if you want to do it yourself.
I always like having someone else do the work for me, but it’s up to you. I know that some people are still trying really hard to do social distancing and to limit the number of people they’re interacting with, especially in their home.
